What goes in

The loan file and the borrower's documents, dropped together in any order: the MISMO 3.4 export from Arive or EASE, paystubs, W-⁠2s, VOEs, tax returns, bank statements, the credit report and your rate quotes. The DU findings or the LPA feedback certificate go in too, once the AUS has run. Nothing is typed up front. What the loan file states is shown once to confirm, and anything no document settles is asked, one thing at a time.

What comes back

  • The qualifying monthly income, line by line, under the agency's rule for each income type, each number with its page and its rule.
  • The checks: the loan against every published limit before anything is submitted. DTI, LTV and CLTV, the county loan limit, funds to close, reserves and the term. What fails says by how much.
  • The options: the changes that clear every check, the least extra cash from the borrower first, then the fewest changes. Where several limits fail, one change clears them all. Each is copied for EASE in one click.
  • The result: the AUS's answer after each run, the next change when it names something only it can judge, and, once the loan is approved, the rounds, the conditions and a result PDF for the file.

In three steps

The documents, the moment they arrive.

Paystubs, W-2s, tax returns and bank statements, as PDFs, photos or MISMO XML, straight from the loan file. Every page is tied to its borrower, and anything the documents cannot settle is asked once, in plain words.

One file, start to finish

The five steps

Every loan moves through the same five steps: Documents, Income, Checks, Options and Result. The main button at the foot of each screen is always the next thing to do. The record beside it keeps what each step came to: the documents read, the income, the checks or the AUS's answer, the option chosen and the result.

The loop

The reader turns the documents into facts anchored to the words on the page. Code works out the income, the loan's terms, the checks and the options. You enter the chosen change in EASE, run DU or LP, and drop the findings on the page; a report in DU's or LP's published layout is read by code in a fraction of a second. If the AUS names something only it can judge, the page works the next change from its answer, round after round, until the loan is approved or no legitimate change is left.

Your loans

Your loans lists every loan you have opened under Open, Approved and Closed, each with its count, the loans that need you first. Your open loans also stand in the rail on the left, one click from wherever you are.

Where it runs

In your own Azure account, installed by your administrator with one installer. Your CRM or LOS can run the same loan through the API. See Installation, Integrations and the Trust Center.
