The loan file
What a loan holds while it is worked, the result PDFs that stay, the drawer that opens them, and what is deleted when the loan ends.

The loan file
A loan begins when its first files are added. It ends when DU or LP approves it, when no legitimate change is left, when the loan officer closes it, or when it sits untouched past the period set at installation. While it is open, everything a result points at is held, so every number opens its page. When it ends, the working files are deleted and the result PDFs remain.
While the loan is worked
Your environment holds, for as long as the loan is open:
- the files added: the loan file, the documents and the AUS reports
- the page images, the text read from them and the word anchors
- the loan's facts, its terms, the checks and the options
- the income calculation and every round with the AUS
A loan is identified by a token, never by a borrower's name.
Every result, a PDF
Each result is written as a PDF into your own store, under your retention. It opens on the loan officer's pages: the loan and its rounds so far, the qualifying income line by line with its arithmetic, its rule and its page, what the AUS said, quoted with its page, and the options that pass, closest first, with the fields to change in EASE. Each number's page follows, cropped, with its words boxed and its rule quoted. Then the full record: the published limits checked against the loan file, the loan's terms worked out, every structure evaluated, the source of every fact, the citations, and the model and rule versions. Where an option was chosen, the PDF also carries it as a MISMO 3.4 file.
Loan file on a loan opens the drawer that holds all of it.
| Part | What it holds |
|---|---|
| Result PDFs | The latest result PDF and every earlier one, each with its time, and the proposed structure as MISMO 3.4 where an option was chosen |
| What changed, round by round | Each round with the AUS, each revision in it, what changed, and the rule release it ran under |
| Follow-up | What happened next: the income accepted or corrected, the loan sent to a specialist or resolved without one. It stays in your organization, without document text or borrower details |
| Share this result with a specialist | A review link for an assigned specialist in your organization. A new link replaces the last, and access can be revoked |
| Close this loan | Deletes the working files, behind one confirmation. The result PDFs are kept |
A result is revised, never overwritten.
| Revision | Written when |
|---|---|
| First result | The files are read and the income and the checks are worked out |
| After a correction | A question is answered or a page group is confirmed |
| Option chosen | Copy for EASE is pressed on an option |
| Rule release | A signed rule release recomputes an open loan |
When the loan ends
An approved loan ends at once. Its working files are deleted and its result stays readable: which AUS approved it, on which round, the loan amount it saw and the conditions it set to clear before closing.
Closing a loan by hand asks first. Close and delete the working files deletes the files added, the page images, the text, the facts and the state, and the deletion is logged. Keep it open leaves the loan as it was.
What remains is the result PDFs in your store, and one de-identified event per AUS round: the loan's state before, the rule versions, the change made and its values, and what the AUS said after. The events answer one question for your shop: given several options that pass the rules, which to try first.
Every PDF carries the version of the model that read the documents, the rule versions the calculation ran under, the source page for every material fact, the calculation trace and the option chosen.
