The page asks for a fact only when no document, report or loan file settles it. It asks one thing per screen, with a count (2 of 5), even while the rest of the loan is still being read, and the result recomputes the moment an answer is saved. Later or Not yet puts one off.
From the loan file
What the loan file already answers (the program, the income on the application, the employers' dates, the application date) is shown once. Looks right confirms it all; Change on one line opens its question, and the answer given replaces the file's. Nothing the file answers is asked again.
Missing documents
Every document the loan still needs is listed together, with what it is for: a current paystub, the W-2s, tax returns with Schedule C, a Social Security award letter. One drop adds them all.
What the loan is read with
When the loan file does not say, the page asks:
- Which program is this loan? DU, LP or FHA, each with the agency it follows.
- Which income counts? Salary, overtime, bonus, commission, self-employed, Social Security.
- When did the current job start? and, where the history needs it, When did the previous job end?
- When was the application taken? and When does the loan close?
A reading to confirm
The reader was unsure of a value. The page shows the crop of the page beside what it read. Confirm keeps it; Correct opens a field for what the document shows.
Two documents disagree
Two documents print different values for the same fact. Each stands as a card with its own crop. Use this on the right one, or Neither is right to type the value.
Pages and reports
When the reader is unsure which pages belong together, it asks, for example, "Are these 3 pages one paystub?" Yes, one paystub keeps them; No, fix the pages opens the group to retype it, or to move, remove or add a page. When more than one findings report is in the loan, it asks Which findings are the new ones? before reading the loan's state from it.
The changes you made
After an AUS run, the returned report does not always print every value the option changed. The page lists those changes, the old value and the new, and asks Did you make these changes in EASE? with one button: Yes, I made these changes.
A few more
Some loans need a fact only you hold: whether the loan is covered by ability-to-repay, which year's points-and-fees limits apply, when the FHA case number was assigned, whether an FHA loan was run through TOTAL or underwritten manually. Each is asked on its own screen, the same way.
What an answer does
- It is recorded as a revision of the result, with what changed and who answered.
- The income, the checks and the options recompute from it.
- The earlier reading stays in the history, under Loan file.
