What changes
A difficult file has two slow parts. The income, which one person turns from a stack of documents into a qualifying figure with the guide open beside them. And the structure, which waits for DU or LP to come back short and then for the restructure specialist: read the report, choose a move from experience, change the loan in EASE, rerun, wait, read the next report.
The page takes on both, starting from the loan file, before the first AUS run. The judgment stays with your people, and the real AUS still decides.
What the page takes on
- The reading. The loan file and every document read once into facts, each anchored to its field or to the words on its page. DU and LP reports in their published layouts are read by code in a fraction of a second.
- The income. The qualifying monthly figure under the agency rules for that income type and program, with the rule and the page behind every step.
- The checks. The loan's terms worked out from the loan file, and every published limit checked against them before any AUS run: DTI, LTV, the county loan limit, the eligibility matrix, funds to close and reserves, each with its arithmetic and its rule.
- The options. Every structure the file allows, searched and ranked for the borrower: no extra cash at closing first, then the least, then the fewest changes, then your shop's order. Where several limits fail at once, one combined change that clears them all.
- The rounds. The AUS's answer read back in and the next option worked out from it, round after round, until the loan is approved or no legitimate change is left.

What stays with your people
- The run. The loan officer copies the option for EASE, enters it, and runs DU or LP there.
- The choice. Every option comes with the borrower's cash, the payment, the DTI and the LTV after it. The loan officer and the borrower choose.
- The grey cases. A fact the files cannot settle is asked once, with the page it came from.
- The exceptions. A result goes to an assigned specialist with one link, for the files where every legitimate change has closed.
