Terms of service
What the website, the sandbox and the demo are and are not, and the law that governs them. A customer’s install runs under its own agreement.

These terms cover Proxara’s website at proxara.ai, the sandbox at restructure.proxara.ai and the demo at demo.proxara.ai. By using them you accept these terms. They do not cover a customer’s install of the product, which runs under a signed agreement that governs where it and this page differ.

The website is informational
The website describes a product and the method behind it. It is not an offer to enter a contract, and it is not legal, accounting, tax, credit or claims advice. Findings from public records say what the record shows, not what a company did internally; a gap is an unexplained lapse and never a loss.
The sandbox and the demo
The sandbox lets people try the product’s work on sample loans, as a guest or by invitation, and the demo plays a recorded loan with sample borrowers. Neither is the product a customer installs, and neither is a place for real borrower files: a file of your own is redacted in your browser before it is sent, and the privacy policy says how. A result in the sandbox or the demo is an illustration, not a credit decision, a submission or advice on a real loan. We may change, pause or end either at any time, and an invitation to the sandbox can be withdrawn.
The report
A report requested through the servicer pages is reconstructed from the public court record and sent to the address given. It is a set of findings to check against your own records, not advice and not a conclusion to act on without checking. The page each date came from is included so that it can be checked.
People decide
Proxara does not decide credit, sign, certify or file anything for anyone through the website, the sandbox or the demo, and does not contact borrowers, HUD or any counterparty on anyone’s behalf. In a customer’s install, the lender’s or servicer’s own people decide credit, submit, certify and sign; the product prepares the work, the evidence and the results, and runs DU or LP only through the customer’s own access.
No warranty on figures
The website, the sandbox and the demo are provided as they are. We make no warranty that any figure, date or calculation on them is accurate, complete or fit for a purpose. Agency and HUD rules change several times a year and a page can lag behind them. Where a figure matters, check it against the primary source and your own file, and take your counsel’s advice.
To the extent the law allows, Proxara Inc. is not liable for any loss that comes from relying on the website, the sandbox, the demo or a report.
Using them
Use them as they are meant to be used. Do not try to break them, overload them or scrape them in a way that burdens them, do not share a sandbox invitation, and do not send another person’s personal information or any real borrower’s data through them.
Ownership
The text, figures, software and design belong to Proxara Inc. Proxara is a trademark of Proxara Inc. Other names and marks shown, including Encompass, Arive, DU, LP and UWM, belong to their owners and are shown to name the systems Proxara works with.
Links to other sites
The website links to primary sources such as the agency guides and HUD’s handbook, and to other sites. We do not control those sites and are not responsible for them.
Governing law
These terms are governed by the laws of the State of California, without regard to its conflict of laws rules. Any dispute about them is brought in the state or federal courts located in San Francisco, California.
Changes
When these terms change, the date at the top changes with it.
