Questions lenders ask.
What owners, operations leads and IT ask before Proxara works their loans, answered plainly.
Your team’s time
- Our processors spend most of the day keying income and chasing documents. What does Proxara take off them?
- The work between the documents arriving and the loan being approved. It reads every page, works out the qualifying income, checks every published limit, makes the change that fixes the loan and runs DU or LP until the loan is approved. After that it matches each underwriter condition to the document that clears it and asks the borrower for anything missing.
- Does it replace our processors?
- It does the processing work on each file, so the same team can handle more loans, and how you use that time is up to you. The loan officer still owns the borrower, and the decisions about the loan stay with your people.
- How quickly can a loan officer give the borrower a real answer?
- Within minutes of the documents coming in. Proxara works out the income and every structure that passes, with the payment and the cash to close side by side, so the loan officer can give the borrower a real yes, and a choice, on the first call.
- Do our loan officers have to learn a new tool?
- No. Proxara works inside Encompass or Arive. A loan officer hears from it only when a task in the loan needs their decision, and the task opens on the one thing it asks.
The hard files
- Our self-employed and rental-income files wait for one senior processor. Can Proxara do them?
- Yes. It works out self-employed income from the personal and business returns by entity type, with the add-backs the guide lists, and rental income from the Schedule E and the leases, under Fannie Mae, Freddie Mac and FHA rules. Every figure keeps the page and the rule it came from, so any loan officer can take the file.
- We lose days going back and forth on DU Refers and LP Cautions. What does Proxara do with them?
- It clears every published limit before the first run, so what comes back is only what DU or LP alone can judge. For those findings it lists the changes that lower the risk they name, makes the one the borrower picks and runs the loan again, round after round, until it is approved or no legitimate change is left. It never calls a loan approved before DU or LP does.
- What about the conditions after approval?
- Proxara matches each underwriter condition to the document that clears it, asks the borrower in plain words for whatever is missing and sends the package back complete. It keeps watching the file after that: a low appraisal, a rate move or a document going out of date is caught the day it happens, and the loan is fixed again.
- Does it know our wholesale lenders’ overlays, like UWM’s?
- The agency rules come from the published guides, which Proxara checks for changes every day. A wholesale lender’s own overlays come from its overlay document, once your shop sends it. Until then Proxara works to the lender’s published product terms, and wherever nothing on file covers a point it names the agency rule it applied.
- Borrowers send documents every way: texts, photos, the wrong email, the same paystub twice. Does that break it?
- No. Documents come in from the eFolder or Arive, the borrower’s phone page, a forwarded email or a text, in any order. Each one is scanned for viruses and read, a newer version replaces the older one, and anything Proxara cannot place on a loan goes to the loan officer to place.
- How do we know the income figure is right?
- A model reads each page and points at the words it took every fact from. Code does the arithmetic from the published rules, so the same file always gives the same answer, and an underwriter can check any figure against its page. Where two documents disagree, Proxara asks the loan officer one question instead of picking one.
Encompass and Arive
- We run Encompass. What do we have to change?
- Nothing your loan officers use. Your Encompass administrator issues an API key and a user for Proxara and adds a Custom Tool and a task template, once. From then on Proxara picks up each new loan by itself, writes into the loan’s own fields and eFolder, runs DU through Encompass on your credentials and raises decisions as tasks in the loan.
- We’re on Arive. Does it work the same way?
- With your company’s Arive keys, Proxara picks up each new loan when Arive creates it, reads the loan and its documents, and writes its work back into the loan. DU and LP run through your lender’s portal on your own credentials.
Security and your data
- Where do our borrowers’ files go?
- Nowhere outside your own environment. Your IT installs Proxara in your Azure account, every page is read and worked there, and Proxara the company holds no credential or standing access.
- Is our data used to train anything?
- No. The model is pinned in each signed release and runs inside your Azure subscription. Nothing from your files is sent to Proxara, and nothing is trained on them.
- Do you have SOC 2?
- Not yet. Proxara runs in your subscription, under your sign-in, your keys and your logs, so your own controls cover it. The Trust Center lists every connection and control for your security team to check, and the engineers who built it will take their questions on a call.
Getting started
- How long does the install take?
- An afternoon. Your Azure administrator runs one command in your subscription. It checks the account and prints the monthly cost before it creates anything, then prints the address. On the Encompass side, your administrator has four steps to follow.
- Can we see it before we install anything?
- Yes. The Encompass sandbox at restructure.proxara.ai is a working copy of Encompass with sample loans. Sign in as a guest and watch Proxara work one through DU. It’s free.
- Can we try it on our own loans first?
- Yes. Install it against your Encompass test instance first, then point it at your live loans when you’re ready.
- What happens to our install if Proxara goes away?
- It keeps working. It runs in your tenant and needs nothing from Proxara to keep going; new releases simply stop arriving.
